From the 1st August, if you are selling a property which has 4 bedrooms or more, you are required to have a Home Information Pack (HIP). A mandatory part of this pack is an Energy Performance Certificate (EPC) whichprovides details of how energy efficient
a property is by giving it a grading on a scale A-G, with A being the
most energy efficient. As well as the Energy
Efficiency grading a property is also given an Environmental Impact
rating again on a scale of A-G with a property rated A having no impact
on the environment.
An average property in the UK has a grading of D or E on both scales.
The EPC also includes recommendations of the ways in which the property's energy efficiency can be improved.
Home information packs as a whole have been introduced as part of the provisions set out in The Housing Act 2004. Its main purpose is to improve the process of buying and selling properties within the UK.
The
inclusion of the EPC into the Home Information Pack has been driven by
EU directive 2002/91/EC of the European Parliament & Council, which
among other things is promoting the improvement of the energy
performance of buildings within the EU.
